A house in Cyprus is planned differently from one in central Europe. The design is not driven by heating, it is driven by the sun. This page explains what matters when you build on the island.
Climate
From April to November it is warm and dry, above 30 degrees in summer, cool and wet rather than cold in winter. For the house that means shade matters more than heating power. Roof overhang, pergola, window orientation and insulation decide how much the air conditioning runs in August.
Rain falls almost only in winter, and then heavily. Roof drainage, a fall away from the house and a clean connection to the terrace are not details, they are the reason a house is still watertight after five years.
The plot
Many of the good locations are on a slope. That gives you a view and costs money, because foundations, retaining walls and access get more complex. Before you buy, we clarify what can be built on the plot and what the ground requires.
Water, power and sewage are not available everywhere. How far away the nearest connection is belongs to the price of the plot, even when the listing does not mention it.
How we build
The usual method in Cyprus is a reinforced concrete frame with masonry infill. It suits an earthquake region and it lasts, but it does not forgive sloppy structural work. We calculate every project and build to those figures, not to experience alone.
In the fit-out, quality pays off in three places: insulation, windows and waterproofing. Everything else can be changed later, these three cannot without real effort.
Everyday life on the island
The island is small, everywhere is one or two hours away by car. Shops, doctors and schools are in the towns, many residential areas sit quietly outside them. If you plan to live here permanently, look at your everyday routes before you settle on a location.
